<p><strong>Best Time to Visit</strong><br />Most appropriate time to visit Phuket is November to March. During these months, the average temperature is around 30C and humidity bearable. Cool breezes flowing from the sea make the climate cool, helping foreign tourists feel at ease.</p>
<p><strong>Internet</strong><br />Internet services could be availed in Phuket at all main tourist regions. All upscale hotels offer internet service. Some wi-fi spots are also set up in the island.</p>
<p><strong>Food</strong><br />Eat all the food in your plate if invited for a dinner or lunch. At the time of community dining, the person thought to be most honored is expected to pay. So expect you to pay at a function, take it positively. As soon as the host invites you to dine, begin. You need not wait for all the food to arrive.</p>
<p><strong>Getting Around</strong><br />Most international tourists hire taxis for getting around. If you want to move faster, you could take motorbike taxis. However, most of the bikers are known to drive too fast. For more affordable travel, you could use tuk tuk which are little red trucks having seats for passengers. The air-conditioned mini buses colored yellow and green also run in Phuket town and vicinity. And if you plan to move from one place to other all day, you are always advised to hire a taxi or car.</p>
<p><strong>Electricity</strong><br />Electric current in Phuket island is 220 Volt AC (50 cycles). A number of plugs and sockets are in use. Take a plug-adapter kit if you want to use shavers, tape recorders and similar appliances.</p>
<p><strong>Tour Agency</strong><br />You are advised to avail services only from registered travel agencies. As everywhere, you would find touts in Phuket too. So establish the credentials of an agency before hiring services.</p>
<p><strong>Drinking Water</strong><br />Tap water is available in Phuket. However, you better drink bottled water. The reason being most tourists are not accustomed to that kind of water. Avoid purchasing ice.</p>
<p><strong>Business Hours</strong><br />Shops and stores are open seven days a week while government offices and commercial establishments operate on a five-day week. Most offices, shops and stores are closed on public holidays.</p>
<p><strong>Language</strong><br />Almost all Thais associate with tourism sector have working knowledge of English. So if you are an English speaking person, it would be fine.</p>
<p><strong>Tourist Police</strong><br />Tourist police takes care of the security of the tourists in Phuket. The tourist police emergency hotline is 1155.</p>
<p><strong>VAT Refund</strong><br />Foreign tourists are not required to pay Value Added Tax (VAT) on items more than 5,000 Baht which they wish to take home. However, make sure that the papers are complete before applying.</p>

			<content:encoded><![CDATA[<p>When traveling to Thailand, it&#8217;s important to have the right visa so as not to land in hot water with Immigration. Forget anything you&#8217;ve heard about bribes and under-the-table deals, when it comes to your visa, don&#8217;t treat it like you would a T-shirt from a street seller. Phuket has an international airport and there are also ferry links.</p>
<p>Thailand offers most countries a visa on arrival. If you are arriving by plane, such as at Phuket International Airport, then you will be given 30 days for the purpose of tourism. You can&#8217;t work on this visa.</p>
<p>If you are arriving into Thailand over land (not possible in Phuket) then, thanks to the new Immigrations laws, you will only be given a 15-day visa on arrival. This can be a pain for travelers looking to stay in Thailand for more than a couple of weeks.</p>
<p>Officers at some land borders will ask to see documents for your next journey to make sure you won&#8217;t be staying too long. Likewise, some airlines will ask to see your ongoing travel documents before they even let you on a plane to Phuket. This can be frustrating if you&#8217;re plans are not set in stone, but it can be worth buying a cheap air ticket from one of the Thai airlines. Dates can usually be changed without incurring an extra charge.</p>
<p>The most sensible thing to do for any tourist hoping to spend some time in Phuket is to buy a tourist visa from a Thai consular office outside of Thailand. These visas usually give you 60 days with the possibility to extend for another 30 days at any Thai Immigration office. This saves the hassle of running out of days and having to do a visa run. Again, however, you can&#8217;t work on a tourist visa and nor can you change its status to a non-immigrant visa. To get a non-im visa you have to leave the country and go to a Thai consular office.</p>
<p>Another recently introduced Thai Immigration law states that tourists cannot be in the country for more than 90 days during any 180-day period. This means that from your first date of entry, you can only be in the country for 90 out of the proceeding 180 days. Enter Phuket on January 1 and stay for three months and you&#8217;ll then have to leave for three months and won&#8217;t be able to return until the end of June.</p>
<p>Whatever you do, don&#8217;t overstay your visa, as you can get into all sorts of trouble and you&#8217;ll just end up wasting money on fines.</p>

<p>1) View Talay 1A and 1B. Room size: 32 sqm. One large communal pool for both buildings. Walking distance to the beach: 15 minutes. Most people take the Baht bus. Time to get to Pattaya by baht bus 7 to 10 minutes. Average cost of rental in high season: 10 to 15,000 Baht per month. The age of the project is 17 years.</p>
<p>2) View Talay 2 and 2B. Room size 37 sqm. Two large pools. Walking distance to the beach: 10 minutes tops. Most people walk. Time to get to Pattaya by baht bus: 10 minutes. Average cost of rental in high season: 12 to 23,000 Baht per month. Year when built: 1999.</p>
<p>3) View Talay 3A and 3B. Room size: 48 sqm. One large pool for both buildings. Walking distance to the beach with direct gated access to Dongtan beach. Less than 5 minutes with no roads to cross. Time to Pattaya.. Depends on the Baht buses. Unlike the other View Talay&#8217;s in Jomtien, VT3 is not on a direct baht bus route into Pattaya. Average cost of rental in high season: 20,000 to 30,000 Baht per month. Year when built: Approx 2002.</p>
<p>4) View Talay 7. This building has an interesting history and it&#8217;s only a year old. Room size: 48 sqm. One large pool for the building. Walking distance to the beach. 3 minutes with gated access to Dongtan beach. Time to get to Pattaya by baht bus 10 to 12 minutes. Average cost of rental in high season: 22 to 35,000 Baht per month. Year when built: Tricky. It stopped and started a few times, but a good estimate would be 2007.</p>
<p>5) Jomtien beach condominium. S1 and S2. Room size 32 sqm. Two pools and gyms. Walking distance to the beach. 5 to 7 minutes tops. Time to get to Pattaya by baht bus: 15 to 20 minutes. Average cost of rental in high season: 12 to 17,000 Baht per month.</p>
<p>When choosing where to stay on holiday, location is always one of the main considerations. View Talay 5 is all about location and convenience. As you walk into the reception area the entrance is that of a Five star hotel with granite floors and sofas in the lobby.</p>
<p>The average cost of renting in high season is between 18,000 and 30,000 Baht for a 48sqm studio room. The price varies quite a lot but the 30,000 Baht rooms normally include everything. WIFI, water, electricity and maids service. The norm though is 20 to 23,000 Baht and for this you should get a nice room with a kitchen, cable TV and air conditioning. From your apartment you can walk out on to Thappraya road and catch a baht bus into Pattaya, the cost should be no more than 10 Baht and take less than 10 minutes. Or take a relaxing walk down to the beach at Dongtan, Jomtien from within the condominium complex. If you&#8217;re tired of the beach then there are two large swimming pools to choose from each having their own bar and restaurant. Inside buildings C and D you&#8217;ll find mini marts, laundry, internet, bars and restaurants plus many other shops of interest.</p>
<p>Location, location, location. View Talay 5 has it all.</p>

<p>If you&#8217;re holidaying in Pattaya on a low budget the Nirun condo is is worth considering. It&#8217;s a cheap low budget rental located in the centre of Pattaya close to Carrefour. There are four low rise apartment blocks and at the far end of the project is the Nirun Grand which is a high rise condominium block.</p>
<p>This article is about the main complex. The apartments are 26sqm in size and all have there own balcony which is big enough to sit out on.</p>
<p>Inside the complex there are many shops, laundry rooms, internet and restaurants to wander around. In fact the complex gives the feeling of being its own village community within Pattaya. There&#8217;s a swimming pool which is small considering the size of the project. The pool is there if you want, but as beach road is only a few minutes away by baht bus most choose to go there. Close by and less than a 7 minute walk is Carrefour shopping centre.</p>
<p>Apart from Carrefour there are many bars and restaurants close by. By baht bus beach road is 5 minutes away or you can walk! Being located in central Pattaya your ideally placed to visit all the attractions such as: The Avenue entertainment complex and shopping centre, Royal garden plaza, Mini Siam and the local Thai markets dotted around Pattaya. Stay in the Nirun and there&#8217;s always something to see and do.</p>
<p>The Nirun is popular with many holiday makers who come to Pattaya for a fun filled low budget holiday.</p>
<p>Rental prices per month start from as low as 3000Baht up to 5000 a month. Remember you get what you pay for. 4000 to 5000Baht should get you a comfortable apartment, and the 3000Baht apartment. Well there will be a bed but not much else.</p>
<p>If your looking to buy an apartment in Pattaya then the price for a 26sqm room in the Nirun start from 350,000Baht to 500,000Baht. If you buy at the low end expect to have to do some work!</p>
<p>So for those on a low budget the Nirun is good value for money.</p>

Current Thailand law allows you to lease an Apartment for 30 years and have two extensions. This allows the purchaser to hold the property in their name for 90 years.</p>
<p>Freehold means that when you purchase you own the apartment in your own name. This is done by an apartment project in Phuket only selling up to 49% of the apartments to foreign owners. If a project is 50 units, the project developers would sell 24 as freehold and 26 as leasehold or to Thai owners. This sounds pretty complicated but setting this up is really very simple.</p>
<p>Leasing a piece of land is a very different story. In order to lease the land, it has to be registered at the local or-bor-tor office and it&#8217;s a good idea to also register it at the land office. Some people like to lease land because they may not have to commit a lot of money. The terms can be to pay money every year. This can turn against the lease if he ever builds on the land and tries later to sell the property.</p>
<p>Leasing a property like an apartment is usually set up very different. If you lease through a real estate agent or broker they usually have a standard contract for a lease. Have a lawyer give you advise when signing a lease contract. This is to make sure your rights and interests are protected.</p>
<p>One big disadvantage of a lease is it might be hard to extent the lease after the first 30 years is expired. This is because the law reads that you must extend the lease every 30 years by the original land owner.  It&#8217;s even been know that original land owner may refuse the second 30 years lease even though they promised it in the first contract.</p>
<p>One option to leasing land was to set up a company and have the company own the land. In my opinion this option is no longer viable because the land offices are checking these shaky companies that have no purpose other than owning land. The door to owning houses or apartments in Thai companies is no longer open.</p>
<p>Apartments in Phuket can be bought freehold if you can find a property that is still freehold to buy into. Most properties like this are sold out under preconstruction and jonnie come lately has to pick at what units are left if any. If your plan is to purchase a unit that&#8217;s 100% finished and ready to be moved it to you will find you will get the very worse units in the project. Even these units may not be available as freehold and leasing them may be the only option.</p>
<p>If the property investor is willing to take high risks, he can purchase a nice unit on preconstruction. The risk one takes if the project will ever start and more importantly, will it ever finish. If the project sells well and finishes within a year or two of planned completion date, the investor was lucky and has a nice unit to be proud of.</p>
<p>In closing, Apartments in Phuket can be a great investment if the owner is a careful shopper and weighs all factors when purchasing an apartment. Not only location, quality of construction and view are important. One must look at the ownership and the value that it will or may have 30 years down the road. Leasing in Phuket in lieu of owning an apartment unit freehold may be an option for the investor who is willing to take some calculated risk.</p>
