These travel tips would assist you during your travel to Phuket. If you have questions regarding Phuket in Thailand, you could find your answer here.

Phuket is one of the most visited places in Thailand. The island is quite known for its beaches, thrilling activities, nightlife, golf etc. This travel advice would be quite useful while traveling there.

Best Time to Visit
Most appropriate time to visit Phuket is November to March. During these months, the average temperature is around 30C and humidity bearable. Cool breezes flowing from the sea make the climate cool, helping foreign tourists feel at ease.

Internet
Internet services could be availed in Phuket at all main tourist regions. All upscale hotels offer internet service. Some wi-fi spots are also set up in the island.

Food
Eat all the food in your plate if invited for a dinner or lunch. At the time of community dining, the person thought to be most honored is expected to pay. So expect you to pay at a function, take it positively. As soon as the host invites you to dine, begin. You need not wait for all the food to arrive.

Getting Around
Most international tourists hire taxis for getting around. If you want to move faster, you could take motorbike taxis. However, most of the bikers are known to drive too fast. For more affordable travel, you could use tuk tuk which are little red trucks having seats for passengers. The air-conditioned mini buses colored yellow and green also run in Phuket town and vicinity. And if you plan to move from one place to other all day, you are always advised to hire a taxi or car.

Electricity
Electric current in Phuket island is 220 Volt AC (50 cycles). A number of plugs and sockets are in use. Take a plug-adapter kit if you want to use shavers, tape recorders and similar appliances.

Tour Agency
You are advised to avail services only from registered travel agencies. As everywhere, you would find touts in Phuket too. So establish the credentials of an agency before hiring services.

Drinking Water
Tap water is available in Phuket. However, you better drink bottled water. The reason being most tourists are not accustomed to that kind of water. Avoid purchasing ice.

Business Hours
Shops and stores are open seven days a week while government offices and commercial establishments operate on a five-day week. Most offices, shops and stores are closed on public holidays.

Language
Almost all Thais associate with tourism sector have working knowledge of English. So if you are an English speaking person, it would be fine.

Tourist Police
Tourist police takes care of the security of the tourists in Phuket. The tourist police emergency hotline is 1155.

VAT Refund
Foreign tourists are not required to pay Value Added Tax (VAT) on items more than 5,000 Baht which they wish to take home. However, make sure that the papers are complete before applying.

When traveling to Thailand, it’s important to have the right visa so as not to land in hot water with Immigration. Forget anything you’ve heard about bribes and under-the-table deals, when it comes to your visa, don’t treat it like you would a T-shirt from a street seller. Phuket has an international airport and there are also ferry links.

Thailand offers most countries a visa on arrival. If you are arriving by plane, such as at Phuket International Airport, then you will be given 30 days for the purpose of tourism. You can’t work on this visa.

If you are arriving into Thailand over land (not possible in Phuket) then, thanks to the new Immigrations laws, you will only be given a 15-day visa on arrival. This can be a pain for travelers looking to stay in Thailand for more than a couple of weeks.

Officers at some land borders will ask to see documents for your next journey to make sure you won’t be staying too long. Likewise, some airlines will ask to see your ongoing travel documents before they even let you on a plane to Phuket. This can be frustrating if you’re plans are not set in stone, but it can be worth buying a cheap air ticket from one of the Thai airlines. Dates can usually be changed without incurring an extra charge.

The most sensible thing to do for any tourist hoping to spend some time in Phuket is to buy a tourist visa from a Thai consular office outside of Thailand. These visas usually give you 60 days with the possibility to extend for another 30 days at any Thai Immigration office. This saves the hassle of running out of days and having to do a visa run. Again, however, you can’t work on a tourist visa and nor can you change its status to a non-immigrant visa. To get a non-im visa you have to leave the country and go to a Thai consular office.

Another recently introduced Thai Immigration law states that tourists cannot be in the country for more than 90 days during any 180-day period. This means that from your first date of entry, you can only be in the country for 90 out of the proceeding 180 days. Enter Phuket on January 1 and stay for three months and you’ll then have to leave for three months and won’t be able to return until the end of June.

Whatever you do, don’t overstay your visa, as you can get into all sorts of trouble and you’ll just end up wasting money on fines.

Can leasing apartments in Phuket be as good as purchasing freehold? Many people believe so because there have been many apartments recently. Current Thailand law allows you to lease an Apartment for 30 years and have two extensions. This allows the purchaser to hold the property in their name for 90 years.

Freehold means that when you purchase you own the apartment in your own name. This is done by an apartment project in Phuket only selling up to 49% of the apartments to foreign owners. If a project is 50 units, the project developers would sell 24 as freehold and 26 as leasehold or to Thai owners. This sounds pretty complicated but setting this up is really very simple.

Leasing a piece of land is a very different story. In order to lease the land, it has to be registered at the local or-bor-tor office and it’s a good idea to also register it at the land office. Some people like to lease land because they may not have to commit a lot of money. The terms can be to pay money every year. This can turn against the lease if he ever builds on the land and tries later to sell the property.

Leasing a property like an apartment is usually set up very different. If you lease through a real estate agent or broker they usually have a standard contract for a lease. Have a lawyer give you advise when signing a lease contract. This is to make sure your rights and interests are protected.

One big disadvantage of a lease is it might be hard to extent the lease after the first 30 years is expired. This is because the law reads that you must extend the lease every 30 years by the original land owner. It’s even been know that original land owner may refuse the second 30 years lease even though they promised it in the first contract.

One option to leasing land was to set up a company and have the company own the land. In my opinion this option is no longer viable because the land offices are checking these shaky companies that have no purpose other than owning land. The door to owning houses or apartments in Thai companies is no longer open.

Apartments in Phuket can be bought freehold if you can find a property that is still freehold to buy into. Most properties like this are sold out under preconstruction and jonnie come lately has to pick at what units are left if any. If your plan is to purchase a unit that’s 100% finished and ready to be moved it to you will find you will get the very worse units in the project. Even these units may not be available as freehold and leasing them may be the only option.

If the property investor is willing to take high risks, he can purchase a nice unit on preconstruction. The risk one takes if the project will ever start and more importantly, will it ever finish. If the project sells well and finishes within a year or two of planned completion date, the investor was lucky and has a nice unit to be proud of.

In closing, Apartments in Phuket can be a great investment if the owner is a careful shopper and weighs all factors when purchasing an apartment. Not only location, quality of construction and view are important. One must look at the ownership and the value that it will or may have 30 years down the road. Leasing in Phuket in lieu of owning an apartment unit freehold may be an option for the investor who is willing to take some calculated risk.

There are many different types of land titles in Thailand. This article will cover some of the land titles I have seen and know about here in Phuket while dealing with real estate here over the last seven years.

Sor Kor 1

A Sor Kor 1 was used a long time ago but still exists today in many places in Phuket and it Thailand. This type of title gives you the right to farm the land but not sell the land. It’s very much like a right to use the land. I’ve heard this sometimes is also known at the possession right to use the land. Be careful buying land near this kind of land as it delays the Chanote making process by several months as I learned before because you need to get it approved by another local government office.

Por Bor Tor 5

Por Bor Tor 5 land is generally farm land or agricultural land and listing as having no owner at the local office. This kind of land has been built on in the past. It’s very common here on the island here and around Phuket. The village chief is usually the one who administers and controls this land.

Por Bor Tor 6

Por Bor Tor 6 land is the documentation in order for the tax number to be given for a piece of land. This only shows the land is taxable and has nothing to do with ownership rights.

Sor Por Kor 4-01

Sor Por Kor 4-01 is land that was allotted by the land department reform committee. The idea was so poor people could have land. This land can be passed down to only direct heirs and the title cannot be bought or sold.

Next part I will review some of the greater land titles in Thailand and show some photo examples. I have seen some of the above documentation but I didn’t photo copy at the time. All these land title exist in Phuket real estate market. The smart investor will want to buy land that has an upgraded title to Chanote status.

Phuket, the largest island in the country of Thailand, is perhaps one of the most visited islands on planet earth. It is also the wealthiest island amongst a herd of islands present along the southern coastline. The warmth of the people and the scenic locals of the island truly make it a treat for tourists on vacation. People all across Europe, USA and the entire west are totally caught on by Phuket and are increasing their visits to the island more and more.

However, Phuket has had its fair share of tragedies as well. A little over 2 years ago, on December 26th 2004, a powerful tsunami struck the entire southern coastline, causing a tremendous amount of devastation and destruction on the little island. The tragedy was so immense that the after effects can still be felt on the beautiful island of Phuket. And of course, it has left deep marks on the psyches of the people of Phuket. But the question is, has the city been able to forget the past and move on to a new future?

The answer to that question most definitely is, yes, it has. Phuket Vacation Lodge has been remarkable in its transformation post the deadly tsunami and the efforts have been paying amazing dividends to the tourism of the island. Post the tsunami, number of tourists visiting Phuket has increased more than what it was before the tsunami. The post tsunami devastations can still be seen along the wonderful coastline of the Patong beach though. It is reminiscent of the time when Phuket was tested as a united island, and of how it has survived to tell the tale. Wherever there was destruction, new hotels and cafes have opened up and filled the void that was left behind by the deadly tidal wave.

Along the coastline, the street markets have been put up again and it comes as no surprise that they are bustling and full of life yet again with tourists and foreigners trying to get their hands on a part of the legacy that Phuket has acquired post the tsunami. The disaster management teams who have been working day and night to minimize the effects of the tsunami hit areas have really been helping the island pull back to its original glory and gather attention as it always has been able to do among the world map.

Often it is said that it not how hard you get hit that matters. It is how fast when you get up that matters. And that is exactly the story of Phuket as a united solid unit. It has been able to get up after being hit hard by nature. And it has proved that the will to provide people the best hospitality in the world and give their lives joy works for them. And they are the best at it when it comes to entertaining people from all parts of the world.

Phuket, the largest island of Thailand, is nearly the size of Singapore and is located in the green waters of the Andaman Sea at around 850 kilometers south of the capital, Bangkok. As Thailand’s most popular beach destination, whether the visitor is looking for a quiet place or an active area with plenty of colorful night life, Phuket island has everything someone would want on a holiday.

With beautiful beaches and some of the best resort hotels, the island is ideal to create a delightful ambiance for a truly memorable vacation. Phuket has 2 main seasons, which are the rainy season from May to October and the hot season from November to April. During the rainy season, showers last not more than two to three hours in a day and many sunny days still can be enjoyed.

The most favored beaches are situated in Bang Tao, Kamala, Karon, Kata and Patong. In addition to the beaches and night life of the island, many other activities can be enjoyed such as water sports, visit of temples, treks in the forest or motorcycle rides. Phuket also hosts one of the most famous International soccer 7s tournament in south-east Asia in November.

Bangtao beach is one of the longest beach in Phuket island and a luxury resort area dominated by a Laguna complex, a massive luxury-hotel development with golf course. Swimming is excellent during the dry season, and at the end of the bay is a smaller bay, which is nearly completely enclosed, with some fine corals.

Kamala beach, which is mostly a fishing village, is less crowded even during the summer season. A two kilometers long quiet beach where fishermen can be seen casting their net near their boats, is the only entertainment of the area together with the buffalo herds that come down sometimes to cool off.

Patong beach is the leading tourist district for water sports activities such as snorkeling, parachute flying, windsurfing, jet-skiing and sailing. Patong has the most unbelievable nightlife in all Phuket. Pubs, restaurants, go-go bars and discotheques are dispersed all over a 3,000 meter long beach front. The greatest concentration of night places are in Soi Bangla, where pubs with live music, bars with local entertainers and an important choice of excellent restaurants can be found.

Karon Beach is a lot quieter than Patong and is the second largest tourist beach in Phuket. A long and broad almost unspoiled beach with a very white sand can be enjoyed there. A superb coral reef is extending towards Kata and Bu Island at the southern point. Restaurants, bars and tour companies, but also non-hotel businesses are located at the north end.

Phuket has its own International airport and can be reached directly from overseas or from Bangkok with a 70 minutes flight.

Phuket or locally, Thalang, is one of the tourist-infested provinces of Thailand. Phuket is actually a large island that is approximately as big as Singapore. Phuket has such a colourful history set against the mountains bounding it from north to south. The highest elevated area in this island is Mai Thao Sip Song or the Twelve Canes, which is situated 529 metres above sea level.

Phuket may be a mountainous region yet it doesn’t fall short of beautiful tourist attractions. Aside from its beautiful beaches of course, Phuket has historic structures like the Two Heroines Monument in Amphoe Thalang. There’s also the Thalang National Museum where the ancient artefacts of the Burmese war were reserved. As for nice and beautiful sandy beaches, the Hat Patong is the best resort and it is only 15 kilometres from the city proper. Aside from relaxation and swimming, the resort also offers water sports like windsurfing and snorkelling. Phuket is also home to a good number of festivals and events. The celebration starts off with the Vegetarian Festival, then continues with the Phuket King’s Cup Regatta, and ends with the Chao Le Boat Floating Festival.

If you’re visiting Phuket any time soon, be sure that you book a car beforehand. Car hire services in Phuket can offer you convenience and a safe touring experience. There are several major car hire companies with offices here and you can find them all via the internet. Book a car a week before your arrival to assure yourself of the best vehicle at the best possible rate. Car rental companies that you can consult with are Avis, Budget, Hertz, and Thrifty.

It is always best that you book a car through the online partners of these car hire companies to assure yourself of the best experience. There are local players as well and you can refer with them should the services of the major providers are no longer available because of the high demand of the peak season. Rented cars would assure you that you will have a nice tour of Phuket before you leave. Special arrangements with the car rental affiliates like having the car available at the pick up point you designated are possible.

Article was compiled by Eamonn Turley who writes for FASTCarhire offering the Cheapest car hire in Thailand and worldwide. If you are thinking of visiting Phuket the check car rates with FASTCarhire Phuket car hire.
